  • How many homes will be in Sirocco at Pine Creek?

    Sirocco at Pine Creek will be a community of over 1,200 homes once complete.

  • What is the expected time frame to complete Sirocco at Pine Creek?

    We anticipate that the community will be fully developed by 2029.

  • Will there be a Residents’ Association (RA) in Sirocco at Pine Creek?

    Sirocco will be supported by a Residents’ Association and once established will be dedicated to maintaining the community’s parks, landscaping and signature features. Annual fees are set at $150 for single-family homes and $95 for multifamily units, though collection has not yet begun.

  • What is the difference between a Community Association and a Residents’ Association?

    A Community Association is a voluntary organization formed by residents of an area to:

    • Manage and direct its social and recreational activities
    • Act as an intervener in civic matters (planning and development)
    • Plan, develop and maintain community facilities and amenities

    A Resident / Homeowner Association is a compulsory organization created by a land developer to:

    • Manage and maintain community amenities (entrance signage, ornamental parks and ponds, boulevard landscaping and building) that the City will not maintain
    • Membership in a Residents’ Association is compulsory and the annual fee is collected by the association through a caveat on title.
  • Do I get a fence included with my home?

    Chain link fencing is provided for lots that share a property line with a municipal reserve or municipal school reserve. Some lots that share a property line with multi-family parcels will have developer installed wood screen fencing. For more information, talk to one of our sales teams, as they can walk you through the details lot by lot.

  • Does Anthem plant trees on my property?

    Anthem, the community developer, does not plant trees on private property. However, Sirocco at Pine Creek is part of the City’s Complete Streets initiative, where trees are planted in the road right of way along each street.

    The road right of way (or boulevard) adjacent to your property is land that is actually owned by the City and maintained by you. The City uses this land for snow stock piling, road maintenance or other items as required.

  • What is the Complete Streets Tree Planting Program?

    Complete Streets is one of the many reasons why Sirocco is the perfect place to call home. It’s an initiative designed to enhance residential streets with added colour, shade and natural protection by planting and caring for trees along public roads.

    Anthem, and then afterward the City of Calgary, will maintain these trees – but not the grass below, which will grow wild and free until you rein it in with your expert mowing skills.   • Can I bring my own builder?

    We do not allow homeowners to use their own builders, as we have carefully selected a group of skilled and trusted builders to craft each home and maintain a curated aesthetic throughout the community.

  • When will ridge lots become available?

    The desirable ridge lots, offering west-facing views over the creek bed or southwest vistas of Sirocco Golf Club, are currently available while inventory lasts. Limited quantities will continue to be released in upcoming phases.

  • What home styles & builders are offered in Sirocco at Pine Creek?

    To appeal to your individual needs and taste, each phase will offer differing product types and, potentially, different builders. Learn more about the home styles and architectural guidelines here.

  • What schools can Sirocco residents attend?

    The community of Sirocco is currently part of the Calgary Board of Education. To find which school is designated, please visit the Calgary Board of Education and Calgary Catholic School District website.

  • What amenities can residents expect in Sirocco at Pine Creek?

    Residents will be able to enjoy a variety of amenities in and around the community, including:

    • Storm pond
    • Four parks
    • Middle school site with sports field
    • Golf at Sirocco Golf Club
    • Equestrian activities and the Cavalry FC at Spruce Meadows
    • Nearby shopping in Silverado, Legacy, Walden and Shawnessy

  • When will the green spaces, pathways and playgrounds be completed?

    Sirocco’s vibrant outdoor lifestyle is already taking shape. A feature park with games, basketball and gathering spaces welcomes residents at the north entrance. At the heart of the community, a playground designed for all ages invites exploration, while the south end boasts another thoughtfully designed playground alongside a baseball diamond. Meandering along the western environmental reserve, scenic pathways provide the perfect setting for evening strolls and sunset dog walks, connecting residents to nature and each other.

  • Will there be commercial amenities in the community?

    Sirocco’s new commercial centre is now open, offering a curated selection of amenities including a daycare, dentist, liquor store, nail salon, convenience store and pharmacy, bringing everyday convenience and community life just steps from your door.

  • How far is the nearest grocery store?

    There are multiple shopping hubs near Sirocco for you to enjoy, including:

    • Silverado, just minutes away up Sheriff King Street, offers a variety of shops and services including Sobey’s, Shoppers Drug Mart, Subway and Hot Shop Yoga & Spin
    • The Gates of Walden are located 10 minutes away by car and include Save-on-Foods, Starbucks, multiple banks, restaurants and a gas station.
    • Shawnessy Village is only a 12 minute drive away and offers even more commercial and retail opportunities including Canadian Tire, Walmart, CO-OP, Petland, restaurants and other services.
    • Township regional shopping is open in Legacy. This 300,000 square foot mixed use retail development is located on the west side of Macleod Trail at 210th avenue just minutes away.
    • Coming soon and just a short walk away in neighbouring community, Belmont, is a mixed use site including No Frills, Shoppers Drug Mart, liquor, medical, childcare and more.
  • Who maintains the parks and common areas?

    As the community developer, Anthem is responsible for providing the maintenance and care of all common areas and community infrastructure for two years after construction is completed. This includes maintaining the park, playfields and playgrounds, pathways, sidewalks, streets and boulevards. Seasonal maintenance includes regular street sweeping and snow clearance from collector roads when snowfall events exceed 5cm. Once the two-year maintenance period is complete, maintenance is turned over to the community’s RA.
